Automatic Sprinkler & Standpipe Design – Mixed-Use Mid-Rise

Project: 315 Spadina Avenue – Fire Protection System Design

Scope of Work

Designed a complete fire protection system for a 13-storey mixed-use residential tower with underground parking. The design included:

  • Wet-pipe sprinkler systems for apartments, corridors, amenities

  • Dry-pipe sprinkler system for parking garage (Ordinary Hazard Group 1, 30% area increase)

  • Combined standpipe/sprinkler risers with pressure regulating valves

  • Hydraulic calculations for worst-case demand areas using HASS software

Occupancies classified per NFPA 13:

  • Light Hazard: Residential suites, corridors, amenity spaces

  • Ordinary Hazard Group 1: Parking garage, mechanical rooms

  • Ordinary Hazard Group 2: Garbage rooms, storage/lockers

Hydraulic Demand Summary

1. Standpipe System (Wet, Class I)

  • 2 × 2½″ hose valves (Roof Penthouse & Level 13)

  • Flow: 500 gpm (2 × 250 gpm)

  • Residual Pressure: 65 psi @ Roof HV, 69.9 psi @ Level 13 HV

  • Total Demand: 500 gpm @ ~69.5 psi (source)

2. Sprinkler System – Roof Penthouse (Ordinary Hazard Group 1)

  • Density: 0.15 gpm/ft² over 1,500 ft²

  • 9 quick response sprinklers (K=5.6)

  • End Head Pressure: 12.1 psi, Flow: 19.5 gpm

  • Total Demand: ~205 gpm

3. Sprinkler System – Residential Suite (Level 13, Light Hazard)

  • Density: 0.10 gpm/ft², Residential standard

  • 4 sprinklers in remote area (K=5.8)

  • End Head Pressure: 30.5 psi, Flow: 32 gpm

  • Total Demand: ~132 gpm

4. Parking Garage – Dry System (Ordinary Hazard Group 1)

  • Design Area: 1,950 ft² (30% increase)

  • EC Upright Sprinklers, K=14

  • End Head Pressure: 18.5–19.0 psi, Flow ~60 gpm/head

  • Total Demand: ~362 gpm

Fire Pump Selection

  • Main Fire Pump: 750 gpm @ 250 psi (17.2 bar)

  • Jockey Pump: 30 gpm @ 260 psi (18 bar)

  • PRVs: Installed at lower levels to maintain NFPA 14 pressure limits

Compliance & Outcome

  • Fully compliant with NFPA 13, NFPA 14, OBC, and Toronto Fire Services.

  • Hydraulic calcs confirm adequate pressure and flow across all scenarios.

  • Delivered:

    • Complete design drawings

    • Node-to-node hydraulic calculation sheets

    • Supply vs. demand curves for AHJ review

The system ensures robust, code-compliant fire protection for all residential, amenity, and parking areas of the 13-storey development.
